Who are Quintain Living?

Quintain Living offer a rental experience like no other. We create amazing places to live, both inside and outside your four walls. We’re part of Quintain, the award-winning developer behind Wembley Park. Together we design and build a range of stylish apartments for you to choose from and rent in Wembley Park, in an exciting neighbourhood curated around you. 

 

What is Wembley Park like? 

Wembley Park is London's most exciting new neighbourhood, just 12 minutes from Central London with a vibrant community and culture. Wembley is home to the London Designer Outlet, BOXPARK, numerous parks, fantastic places to eat and the iconic Wembley Stadium hosting world class events and entertainment

 

Is Wembley well connected by public transport? 

Nearly all of Zone 1 & 2 is under 40mins from Wembley Park according to Transport for London (TfL). Given the average London commute is 74mins one way, we believe you can save 1 hour of travel every day. Use our handy transport checker to see which transport links are in the neighbourhood. 

 

Do the apartments come fully furnished? 

Approx 70% of our apartments are furnished, and approx 30% come unfurnished. There’s a good choice of studio-4 bed apartments available, and our friendly leasing team will be happy to talk you through options so you can find your perfect apartment. Our furnished apartments come with stylish, carefully curated furniture range from the likes of John Lewis & Partners, Ercol, Hay, Muuto and more. We provide the core items you need such as bed(s), sofa, dining table and chairs, coffee table, wardrobe(s), bedside tables, curtains/blinds, rug(s), pendant lights, etc and in selected buildings go further with artwork, mirrors, armchairs, etc.

 

Are the apartments child-friendly? 

We have spacious, generous family-friendly apartments that don't compromise on style with terraces that open out onto safe, enclosed gardens that are open to residents only. All this in a neighbourhood with  with good/outstanding OFSTED rating schools & nurseries were there's so many things to do as a family. Wembley Park offers many free, fun events, entertainment, and an array of family friendly dining options. There's also a host of family-friendly social spaces that are extensions of your apartment from play areas & paddling pools to pirate ships & gardens. Read more about renting as a family.  

 

Am I allowed pets? 

We love pets as much as you do. That's why, for a small extra monthly fee, you can rent any of our apartments. They are all pet-friendly complete with pet parks, exercise areas & access to pet events and discounts via local pet services. We support responsible pet-owners, so before you move in, we ask you to sign our pet policy. Rest assured, when pet-owner residents move out of our apartments they are cleaned thoroughly so it's ready for to move into.

 

Do you have accessible apartments? 

We have accessible apartments which feature larger hallways and lowered bathtubs and tend to be suitable for wheelchair users. We also have apartments that are adaptable for specific needs and have work surfaces that can be lowered. We cannot guarantee we always have these available, however please ask our team for more information. 

 

How sustainable are Quintain Living apartments? 

We strive to design and build sustainable apartments people love to rent by considering our impact on the environment from design and construction to our day-to-day management of our apartment buildings for residents. The EPC rating of all our apartments is B.  An Energy Performance Certificate (EPC) gives a property an energy efficient rating from A (most efficient) to G (least efficient). The average EPC rating for a home in England and Wales is band D. This could save you up to 56% on your energy bills and produce 80% less CO2 emissions, compared to the average UK home which has an energy rating of D. Find out some of the ways we build sustainable apartments. 

 

Does every apartment come with outside space? 

The vast majority of our apartments come with their own private balcony or terrace. Think of our outdoor social spaces are extensions of our home that include everything from gardens, outdoor cinemas and roof terraces to kids’ play areas, allotments and probably London’s longest row of sun loungers.

How can I view an apartment? 

To fit around you, we offer in-person, virtual and self-guided viewings. Viewings can be booked simply through our website (excluding self-guided viewings), by calling our friendly team on 020 3151 1927 or popping into the Quintain Living Hub. If you want to drive your own car, there is paid parking near to the Hub or there's several local bus services within a short walking distance.   

In-person viewings and virtual viewings are available and time slots can be booked via the website. You will be invited into the Quintain Living Hub and you can view the apartments you're interested in. We look forward to meeting you. Virtual tours provide a completely virtual experience, and are guided by the Leasing team explaining anything you need around the neighbourhood, the different apartments, floor plans and pricing options. Tell us as much about your search and we'll help you find what suits your search best. 

 

When can I view an apartment? 

Our Leasing team are on hand to help you find your dream apartment. They are available 7 days a week, please refer to our Contact us page for the latest Opening Hours as times may vary seasonally or based on bank holidays.

 

Is there a minimum stay? 

We offer flexible tenancies, from 3 months to 24 months based on what suits you.
However, the vast majority of people take 12 months or more. Some people do take 6 months or less, we've had people who are trustworthy homeowners undergoing a house renovation that need somewhere for a short period to professionals relocating and seeing which part of London they like the most. We're a home for all renters, but not a hotel.   

 

How can I view and reserve an apartment if I’m overseas? 

From the comfort of your own home, anywhere in the world you can book a virtual or group viewing to gain a true feel of our apartments and neighbourhood.  We have a lot of resources on our website showing you virtual tours, videos, floorplans, imagery, pricing and details of our buildings and individual apartments so you can feel comfortable paying to researve your home without seeing it. Many of our residents relocating from other countries do this every year. Why not join a Group Virtual viewing which is like a 'livestream' and the Leasing team wil take you around a selected building - the apartments, social spaces and answer your questions. Reserve your place now.  

 

Can someone that is self-employed rent an apartment? 

Yes, self-employed people can indeed rent an apartment with us if you meet or exceed our criteria. All that is required is six months of bank statements and your latest self-assessment tax form (SA302). 

 

What is the application process? 

Renting any home can be stressful as it’s a complicated, legal process, but we try to make it as easy, straightforward and transparent as possible. After you find an apartment you want to reserve and you’ve accepted your ‘Home quote’, your ‘application’ starts. Roughly in this order: 

  • Referencing – one of our trusted partners will help you through referencing. See this section below for more detail on this  

  • Reservation – you make a reservation payment to secure the apartment to take it ‘off the market’ while you wait for the outcome of your referencing 

  • No deposit – we’ll ask you to prove your Clearscore rating is 439, so we can confirm you meet the affordability criteria for our ‘no deposit’ scheme, saving you £1000’s 

  • Tenancy Agreement - you and all other residents living with you will sign the Tenancy Agreement 

  • Make the initial payment – the payment you must make before you move in. If you ‘pay monthly’ this will cover the deposit* + prorated rent for the remainder of the month + your first full month's rent* (if you’re moving in after the 15th of the month) + utilities + any add-ons*. If you ‘pay in advance’ this will be the agreed number of months of rent in advance. 
    *if applicable 

  • Complete ‘Right to Rent’ check – this shows you have the legal right to rent a home in the UK, according to the UK government

Subject to successfully completing the above as all our residents have - you can move into your new home.  

 

What is the referencing process? 

Referencing is a process everyone must go through when renting a new home, but we work with a well-reviewed, trusted referencing partner to ensure it’s as painless as possible. There are a few ways they’ll do this listed below and also there’s a few things you, the renter, can do to ensure your referencing goes as smoothly as possible.  

  1. Verify your identity – you are who you say you are. You’ll be asked to provide your ID/passport and any visa details/documentation (if applicable) 

  2. Verify income & affordability – this can be done via Open Banking* (quickest and easiest way), where you submit your bank details through a secured portal that looks at your income vs spending, evidence of your previous rental payments and that you pay on time (if applicable). If not via Open Banking, you can provide bank statements, pay slips, etc. They may verify your employment details with your employer and your history with your current landlord 

  3. Proof of previous residence – show proof of previous and current address(es) where you’ve lived previously 

You and anyone else renting the apartment who are above 18 and listed on the Tenancy Agreement will need to be referenced. If you require a ‘Guarantor’ such as a parent, they will need to go through referencing as well.  

It seems like a lot of information to give but provided you have the above to hand and your current employer/landlord (if applicable) responds promptly, it’ll be done typically within 24hrs. 
As you can understand we, as a landlord, need to check those residents renting with us can afford to pay their rent and to check they’re likely to be a trustworthy neighbour when living next door to other trustworthy residents.

What is the qualification criteria? 

Our friendly team can talk to you in depth through the criteria as we understand everyone’s circumstances are different. We typically consider the affordability for paying monthly is a household income of 2.5x the annual rent. So for an apartment costing £2,000 a month, you’d need a household income of £60,000 a year. 

If you don’t qualify for paying rent on a monthly basis, don’t worry you can always consider a guarantor, or you can consider paying rent upfront (in advance, where you don’t need a guarantor). The affordability for a guarantor at present is, individual income of 3.5x the annual rent.


What does 'pay in advance' mean? 

If you don’t meet our criteria for paying rent on a monthly basis, and you don’t have a guarantor, we will ask you to pay your rent in advance. 
 
This means you will pay a number of months in advance (e.g. 6 months of rent), including any add-ons.

 

What is a guarantor and will I need one? 

A guarantor essentially serves as your financial safety net, promising to cover the rent if you're unable to - a family member, for example. 

The need for a guarantor varies, but the most common candidates include students, professionals relocating from other countries and international post-grad students, in short - those that don't have a credit history or footprint in the UK. 

Guarantors are required to provide identification, proof of address and go through referencing, just like you would. Guarantors need to give proof of an individual income of 3.5x the annual rent and be based in the UK.

We only accept one guarantor per apartment.

How quickly can I move into an apartment? 

After choosing and reserving your perfect apartment, we can have you moved in within 7 working days (subject to referencing and initial payment being cleared into our account). To help you on moving day, we can reserve a parking space, use our cages to transport multiple boxes to your new apartment and we even work with partners such as Aussie Man & Van who can offer you a discount on your removals service.

 

What if I need to change my move in date? 

Yes and no. There are two dates you need to be aware of. The first is your lease start date as per listed on your Tenancy Agreement, and the second is your move in date – they are not the same. The lease start date cannot be changed once agreed, and this is when you start paying rent from. However, you can move in anytime thereafter if you wish, provided you let your Resident team know beforehand. 
To be 100% clear you cannot move in yourself or any items e.g. furniture, before your lease start date.

 

What can I expect on moving day? 

When you arrive to collect your keys on moving day, you will be asked to complete the “Right to rent” (if you haven’t done it already), which is a legal requirement according to the UK government. You can use the parking space you have reserved beforehand and use the cages to transport your boxes to your new apartment. You will receive, on the day if not before, a move in email detailing how you can access Wifi and other key information about your new apartment. 

 

What decorations and fittings am I allowed to put up? 

You are welcome to make your apartment feel like your own by decorating (within reason) inside of your apartment. Any changes to the property need to be reverted to their original state at your own expense before you move out (subject to wear and tear). We suggest you hire a Quintain Living-recommended handyperson, should you wish to fit TVs, hang pictures, etc.

 

Do I need a Television Licence? 

Anyone who watches or records TV on any channel via any TV service needs to pay for a TV Licence. This is not included or connected to Quintain Living. 

This includes:

  • All TV channels, including BBC, ITV, Channel 4, Dave and international channels
  • Pay TV services, such as Sky, Virgin Media and BT
  • Live TV on streaming services, like YouTube and Amazon Prime Video
  • Everything on BBC iPlayer

 

Do I have to pay Council Tax? 

Yes, you do need to pay Council Tax, unless you are exempt. This is an obligation between you and Brent Council, we recommend you get in touch with them to inform them of your move before you move in. Within the next few weeks, you should receive a letter from them advising how to set up your account.

How much do I need to pay to reserve an apartment? 

A £300 payment is required to reserve an apartment. This is non-refundable. If you change your mind within 24 hours, we will refund your reservation payment in full. If you decide to proceed with renting the apartment, this will be deducted from your first month’s rent.

 

Do I have to pay a deposit? 

Unlike high street agents, that usually charge 5 weeks’ worth of rent, we only charge a flat £1000 deposit, if you do not qualify for our zero deposit scheme. We offer a zero deposit on all our properties. In order to qualify, we need you to run a soft credit check using ClearScore, which is an easy, free to use service online that does not impact your credit rating. To qualify you need to have a score of 439 or above, and share evidence of this with your Leasing associate.

 

What extra costs might I have to pay to Quintain Living? 

  • Social space hire – if you want to private hire a social space on any given time or day 

  • Pet rent – applies to anyone moving into an apartment with pets 

  • Utilities* - this is included but itemised in your monthly rental payment and assumes an average usage. If you go over your assumed usage, we ask to cover the cost on a quarterly basis. For full utilities T&Cs see here. 

  • Car park space – This is an extra monthly cost, you can add to your apartment. Subject to availability. 

  • Storage – This is an extra monthly cost, you can add to your apartment. Subject to availability. 

  • Upgrading broadband speed – Every apartment comes with 250mbps as standard, however you can upgrade to a faster speed at an additional cost.

What is the notice period for moving out? 

We ask for two months written notice when you want to end your tenancy.

 

What is the process for getting my deposit back?

Your deposit is protected by TDS (Tenancy Deposit Scheme). At the end of your tenancy, as long as there are no damages to the property, you will receive your deposit back. If there are damages, there will be a reduction to accommodate any repairs needed.
